So what is the difference between a premium pre purchase inspection and a pre purchase structural inspection?

A pre purchase structural inspection requires a property be inspected for just that, structural defects! This must be carried out by a suitably qualified person in accordance with Australian Standard AS4349.1 Inspection of buildings and the Real Estate Industry of WA (REIWA) pre purchase structural inspection clause. This clause when included as a special condition in your offer and acceptance allows you the opportunity to resolve any potential matters with the seller prior to settlement.

  • footing and slab, referred to as sub floor
  • load bearing structural brickwork or framing
  • roof framing
  • property boundaries including fencing and retaining walls
  • potential safety defects
